BOOKING CONDITIONS and CANCELLATION POLICY for Burrum River Retreat - Apollo Bay

Due to recent isolated instances of very poor conduct by guests, we have been forced to ensure that all guests are now made fully aware of our Booking Conditions during their stay, as well as being previously informed of these provisions through our Brochure Package, Receipt and Web Site.
ARRIVAL is anytime after 4pm. DEPARTURE is strictly by 11am.
Tentative Bookings can be held for ONE WEEK, after which a 50% DEPOSIT is required to confirm your reservation.
Payment in full is required at the time a booking is made for short notice bookings.
2 night bookings are to be Paid In Full
The balance is payable 14 days PRIOR TO ARRIVAL
**A Minimum Booking of ONE WEEK applies to CHRISTMAS/JANUARY and EASTER/APRIL School Holidays.
Payment in Full is required 30 DAYS prior to these bookings and prior to Public Holiday LONG WEEKENDS.
A $50 Cancellation/Administration Fee applies to ALL cancelled bookings.
A valid Credit Card is required at time of booking. If a Credit Card is not available then a Bond may be required as security.
This can be paid by Cheque, Money Order or Bank Transfer & will be refunded once the property has been inspected upon departure.
We reserve the right to substitute accommodation if necessary.
As with standard Hotel/Motel practice we reserve the right to levy a Fee up to the equivalent of our maximum nightly rate, for accommodation left in an abnormally messy and/or dirty state, damage to property and late departures. This includes leaving unwashed dishes & smoking inside
BURRUM RIVER RETREAT IS A NON-SMOKING PROPERTY - A fee of up to $250 applies to smoking inside.
This charge covers the costs associated with removing cigarette smoke from soft furnishings, carpets, bedding etc.
DOG OWNERS PLEASE NOTE
Dog owners are fully responsible for the picking up droppings around the house and any damage caused to the property by their dog/s. Dogs are not permitted on any furniture. Dogs are not to be left unattended inside at any time unless authorised by management. Additional charges may apply for excessive dog hair, muddy dog footprints/marks on human bed linen &  furniture, dog urine stains, damage to screen doors and picking up droppings
Any Additional Fees will be charged to guests’ Credit Card facilities upon their departure.
STANDARD INDUSTRY CANCELLATION FEES APPLY TO ALL BOOKINGS
21-60 DAYS PRIOR TO BOOKING DATE - 50% OF DEPOSIT. UP TO 21 DAYS PRIOR TO BOOKING DATE - 100% OF DEPOSIT. WITHIN 7 DAYS PRIOR TO ARRIVAL AND THEREAFTER -100% OF TOTAL PRICE.  A CANCELLATION FEE OF 100% of TOTAL PRICE APPLIES 30 DAYS PRIOR TO CHRISTMAS/JANUARY & EASTER/APRIL SCHOOL HOLIDAYS AND TO PUBLIC HOLIDAY WEEKENDS.
These Fees will not apply if accommodation is re-booked to another party, however the $50 Cancellation Fee still applies.
Please note that Travel Insurance is recommended, particularly for Weekly bookings.
